Diagnostic testing measures what the eye cannot: how deep carbonation has advanced toward the steel, where chloride concentrations exceed corrosion thresholds, and how much cover the original builders actually achieved.

Timing
When it's needed
Commissioned when spalling first appears, when a facade or balcony inspection flags concrete defects, before purchase or capital works planning, or when a previous patch repair has failed early. Strata committees typically use the report to convert an alarming discovery into a costed, staged program.
Concrete dropping from a building is an emergency, not a maintenance item. Cordon off the area beneath any loose or drummy overhead concrete, keep residents and the public clear, and arrange a make-safe inspection immediately: especially for awnings, window hoods and balcony edges above walkways.
